It’s a calculated estimate as to what the current market value of your property is. It involves us analysing the characteristics of your property with those of comparable properties recently sold in a similar area. How do we do it?
Step 1: We will set up an appointment with you & visit your home. This is to ensure we can note down all the key features. This usually takes about 1/2 hour.
Step 2: Back at the office we use Corelogic to access sales data of recently sold properties similar to yours in the area and ones currently on the market. This data allows us to determine what your property might sell for.
Step 3: Within 24 hours we will provide you with price range that we feel your home would fall into based on all the information available. We will provide you with a report outlining the data and how we came to the appraisal price. The report will also include our selling strategy & all costs involved.
