In June this year the average days on market in Perth was 50, reiwa.com.au (June 2019 it was 57 days). This is the amount of days it takes from when your property goes ‘live’ online to the day you accept an offer.
However, there are many factors that contribute to the amount of days it takes to sell a property. For example:
* Selling method & marketing activities used
* Location i.e. proximity to popular places & type of street
* Condition of the home/ renovations required
* Features i.e. beds, baths & car bays
* Neighbourhood
* Price point / is it priced correctly?
Process & Considerations:
Step 1: Are you ready for the market? Once you decide to sell a property the first thing you need to think about is if it’s ready to put on the market. Consider how much work is needed to ensure the house is presentable for photographing /home opens. We can help you determine what does & doesn’t need to be done here.
TIME REQUIRED: Every property is different, this can take anywhere from a few days to a few weeks.
Step 2: Photography & marketing
TIME REQUIRED: This usually takes 5-7 days and includes a photoshoot (sometimes a video as well), installation of signage, printing of brochures and uploading your listing to websites.
Step 3: Your property goes ‘live’ & weekly home opens/ private inspections start, through to receiving an acceptable offer.
TIME REQUIRED: Some properties receive a suitable offer after the first home open and others can take months to get to this point. This is dependant on the factors listed above with a lot of emphasis on the price. If a property is priced correctly it can drive more people through the door and give you a better chance of achieving the desired result in a shorter timeframe.
Step 4: Accepting an offer through to key handover. This usually involves the buyer obtaining finance approval, pest & building inspections and a final buyer inspection.
TIME REQUIRED: Usually between 30 & 120 days depending on the conditions of the offer.
